Quinterra is a highly desirable community featuring upscale and was developed by Roger Snellenberger. Access is by two main entrances, the Monument sign is on Miles between Adams and Dune Palms and secondary entrance is via Ocotillo Drive on Adams. There are a few backdoor entrances for the more experienced (Quinterra is in close proximity to Rancho Ocotillo and Sonrisa). Quinterra consists of approx. 120 three and four bedroom, single and two story homes running in square footage from 1968 to 2950, while lot sizes run from 6098 to 13,504. Sales prices for the 4 closings during the 2018 season ran from $369,000 to $399,000.
Rancho Ocotillo is a popular non-gated community in North LQ. The monument sign is at the main entrance off the southeast corner of Fred Waring Drive and Adams Street. There are other back door entrances through the nearby Quinterra and Sonrisa developments. The community developed from 1989 – 1997 by Williams Development features approx. 119 one and two story, single family detached homes having 3 to 5 bedrooms. Generally these homes range in size from approximately 1,804 to 2,818 square feet. With a few exceptions, lot sizes are large running from 8,000 to 14,000 square feet. The 2018 season did not see any properties change hands in Rancho Ocotillo.
Sonrisa is yet another popular un-gated community of North La Quinta. There are monument signs at the main entrance off the southwest corner of Fred Waring and Dune Palms at Nuevo Drive. Being adjacent to Rancho Ocotillo and Quinterra, there are back door entries to this community easily found once you become familiar with the area. Oliphant developed this community of approx.132 single family detached homes between 1998 and 2001. The 3 and 4 bedroom, single story homes have 1804 to 2818 square feet and lot sizes generally run from 6969 to 12,197 with a few oversized lots. The four closings during the 2018 season were at $405,000, $417,000, $452,000 and $485,000.
Starlight Dunes is a gated community in North La Quinta. The main entry is on the North side of Fred Waring between Adams and Venice Drive (entrance to Bella Vista) and very nicely distinguished by the monument sign and water feature with three fountains adjacent to the gate. Development was by Century Homes from 1990 to 2002 when construction of the approx.149 homes commenced featuring both one and two story homes featuring 3 to 5 bedrooms with square footage generally running from 2021 to 3652 and lot sizes generally 8,000 to 12,632. HOA dues have been recently reported at $100 per month with no change in the last 10-12 years. The 2018 season has seen 6 closings from $360,000 to $522,000.
Sun Flower is an ungated North La Quinta community with no monument signage. Entry is reached from several directions being adjacent to Cactus Flower and Monticello communities. The approx. 73 homes are best reached at the intersection of Dune Palms and Star Flower just off the Northeast corner of Miles Avenue and Dune Palms Road or on Verbeba off Miles Avenue. (This community now includes homes from a small dvelopment originally called Wild Flower by the City and was the area defined by the homes on Morning Glory and Dandelion that were East of Verbena, however, noone uses this name and everyone treats it as part of sun Flower). World Development involvement featured completion of 3 and 4 bedroom, single story homes from 2000 to 2001. Square Footage generally ran from 2100 to 2921 with lot sizes from 7405 to 9583. Two sales have closed in the 2018 season at $348,000 and $389,000.
The monument sign for Topaz is located at the southeast corner of Miles and Dune Palms with two smaller monuments at Desert Crest and Desert Stream on Dune Palms. These are 3 means to access the area with another off Adams through Marbella. This is an ungated community of approx. 190 homes with no HOA. Construction by Topaz Associates/Century Crowell, generally from 1990 to 1997, which included one and two story homes with square footage from 1428 to 2800. Lot sizes range from 6900 to 13068. Sales in 2018 totalled 6 and have ranged from $341,000 to $412,000.
Vista Grande is the one area of homes that does not have a searching identity and must be searched by map or street name. Westward Isle also has a distinction of being one of the two easternmost located communities of North La Quinta. Some properties may be served by septic system. The sole entry is on east side of Jefferson Street between the bridge across the wash and US Highway 111. The 13 homes built between 1972 and 1990 generally 3 and 4 bedroom homes with square footages running from 1800’s to over 2500 with generous lot sizes running between 9500 and 11,500 square feet. No sales occurred in this area during the 2018 season.
Westward Isle has a distinction of being one of two easternmost located communities of North La Quinta. The sole entry is on east side of Jefferson Street between Westward HO and the wash before US Highway 111. The 28 units are comprise of thirteen 2 unit attached condominiums and two detached condominiums. HOA dues have been recently reported at $340 per month. These properties are served by septic system. Built in 1973 by Westward Ho Development Company, this development features single story 2 bedroom/Den and 3 bedrooms units, only one of which has a golf cart bay in the garage. Square footages run from 1552 to 1656 with lot sizes running between 3,000 and 3,500 square feet. One sale occurred during the 2018 season for $233,900.
Westward Shadows is distinguished as being the oldest community in North La Quinta. Original development was started by Urban Habitat in 1961 and further building has occurred as recently as 2015. This ungated communnity with no monument signs is comprised of an area best described as: Starting at the southwest corner of Westward HO and Roudel, move or skip the eight houses to the South (Eight at Roundel) and continue South to Cortez Lane and on to Roadrunner following around to Fiesta Drive, turning East down Fiesta past Hummingbird Lane to Jefferson Drive at the wash, moving northerly to Westward Ho then Westerly back to Roudel. In the interior of this area is Horseshoe Road, not to be forgotten. This generally describes Westward Shadows however many Realtors do not know and identify the area as N/A 308 (unknown community) which it is obviously not. Some properties may be served by septic system.
Many of the homes surround a number of golf holes from Indian Springs Country Club, a public course, making for scenic opportunities of both golf and mountain views. The eclectic builders had designed approx. 128 models over time and mostly 3 and 4 bedrooms homes with square footages running from 1426 to 3400 while the lot sizes vary from 8276 to over 17000. Two 2018 seasonal closings were at $334,900 and $349,000.
