Acacia is an ungated community (no HOA) consisting of approximately 200 homes. The major entrance is on Miles Avenue; also available via Adams, Fred Waring or the back door taking Via Sevilla off Washington. Both one and two story homes are available featuring mainly 3 and 4 bedrooms homes. Square footage runs from 1280 to 2778; in addition, there are a few 2 bedrooms with Den and a few 5 bedrooms with Casita. Development was by James O Rue from 1990-1997. Lot sizes generally run 5663, 6098, 7451 to ¼ acre +/-. Three sales during 2018 season were $330,000, $355,750 and $394,000.
Aliso is a gated community, with modest HOA dues of approx. $101/month, that actually consists of two separate gated areas. There is a CFD Desert Sands UDS assessment ranging from $347.24 to $500.08 included in the annual taxes. There is one entrance for each separate area. For Aliso One, the entrance is on Dune Palms. The entrance for Aliso Two is on Blackhawk Way formerly Westward Ho. The community of approximately 100 homes features both one and two stories with 3 and 4 bedrooms. Developed by Century Crowell from 2000 to 2002 with square footage running from 1,500 to 2,578 plus large lots from 6,970 to 14,810. Two sales during 2018 season were reported at $329,000 and $336,500.
Bella Vista is a well-established North La Quinta neighborhood that welcomes you with a colorful entrance. The main entrance is on Fred Waring between Adams and Palm Royale. The second entrance is at Rome Drive just off Fred Waring/Palm Royale. There are approx. 230 one story homes ranging in square footage from 1834 to 3,000. There is no HOA however there is a Maintenance Fee Association that is approx. $115 per quarter which covers the common area maintenance. Development of this ungated community was by renowned, local Builder Roger Snellenberger and 15 sales during 2018 season have ranged from $368,000 to $430,000.
Approximately 200 homes are in this friendly, well-established neighborhood in North La Quinta. The main entrance is on Blazing Star Trail off Dune Palms and Fred Waring. Entrance is also available from two other backdoor means via Star Flower Trail/Verbena. Single story homes offer square footage from 1336 to 2510 and lot sizes range from 5663 to 11,761. Development was by E. G. Williams Development commencing in 1999. Sales during 2018 season 5 sales have ranged from $330,000 to $368,000.
The Darby Estates community is one of the newer No. LQ communities, consisting of 19 single family residences on approx. 5 acres; it’s located south of Darby Road and east of Palm Royale Drive, near Colonel Mitchell Paige Middle School and Horizon High School. There is a modest monthly HOA recently reported at $76.00 per month. GHA Enterprises obtained approval in June of 2014 and started development of the Spanish Colonial homes thereafter. Boasting the homes were built to the CA Green Building Code, GHA built 3 and 4 bedroom homes some with attached casitas and these average 2,500 sq. ft. +/- with lot sizes in the 8,000 to 8,500 sq. ft. range. Desert Flower is a small gated community within the ungated Quinterra community. Desert Flower consists of 10, single story homes whose square footage runs from 2078 to 2510. Development was between 1990 and 2001. This is a community that is virtually unknown and hardly anyone mentions outright and searches are generally discovered in Quinterra or North LQ searches. Entry is best gained via Miles Avenue and Los Manos Drive taking the first left (Ladera Drive and following to the gate). There was no activity during 2018 season.
Desert Pride (formerly known as Reunion by City) is an ungated community of 298 homes. There is no HOA in this community and there are no signs at any of the three entrances as identified by the street signs above. A good portion were developed by Sienna Del Rey/Century Vintage Homes and covered Wakefield Circle, Rockberry Court, Stonebrook Court and portions of Sunbrook Lane, Coldbrook Lane and Deerbrook Circle and offered to the public in March 2000 as Marbella II La Quinta Norte (aka Reunion). Assessment CVWD AD 67 of $587.22 include in the annual taxes on these properties. A few entities built a few homes, however, Inco Homes developed most of the remainder of homes between 1994 and 2000 after taking over from a bankrupt Builder. Assessment CVWD AD 67 is not attached to the remainder properties. Inco offerred 4 models; The Villa (1,411) The Terrace (1,566) The Oasis (1,696) and the Mirage (2,008)
The 3, 4 and 5 bedroom homes range in square footage from 1411 to 2200 with lot sizes ranging from 5227 to over 13,000 sq. ft. Sales during 2018 season numbered at 7 have ranged from $315,000 to $439,900.
Located at Roudel Lane/ Westward Ho between Jefferson and Dune Palms, Eight at Roudel in La Quinta is a limited collection of 8 semi-custom homes built by GHA Communities. They run along the west side of Roudel from Westward Ho. The ungated areas’ HOA dues last reported in 2015 were $60/month. Generally offered were 3 and 4 bedroom single story homes with options for junior suites, dens and attached casitas. The square footage of the homes were just below and just above 2,800 while lot sizes ranged from just under to just over 10,000 sq. ft. Pricing had ranged from the low to high $500’s.
Esplanade is distinguished not only by being the largest community but also as being the northernmost community in North La Quinta. It features two entrances, both gated; one off Jefferson North of Fred Waring and the second is on Fred Waring West of Jefferson. Development was by two entities - Lennar Corporation and Ponderosa Homes. HOA dues run generally from $160 to $180 +/- per month. Model sizes include 2 BDR plus Den to 5 BDR some models include attached casitas. The build out started in 2003 and was completed in 2008 with square footages running from 1806 to 3356 and lot sizes ranging from 7821 to 17424 and a few others up to nearly 28,000.
